Description
Comprehensive rehabilitation of a residential building currently unused, with the aim of converting it into affordable rental housing promoted by the Government of Andorra.
The project involves the rehabilitation of the existing dwellings in order to ensure compliance with current habitability regulations (minimum living areas, lighting and ventilation requirements, minimum dimensions for spaces and doors, etc.).
The total number of dwellings —one per floor— is maintained, with modifications carried out in the interior. The layout of the apartments is slightly adjusted, but the main spaces are preserved: three bedrooms, an open-plan kitchen and dining area, one bathroom, and a closed laundry room.
The structural load-bearing walls and window openings are preserved, although the windows are replaced with more energy-efficient models. For the same purpose, interior insulation is also carried out.
In addition, bathrooms and kitchens are adapted with the equipment required by regulations, and the electrical installation, as well as fire safety systems, are brought into compliance with current standards.
As for the rest of the building, the roof is repaired and provided with insulation, and in the common areas painting and finishing works are carried out. Railings are also adapted to the regulatory height.
