The collaborations with other architects and engineers specializing in all fields, allow us to always give the client a global service and take care of everything. All the services we offer are detailed below. The small office structure allows us to offer prices very adjusted to the needs of the client.

ELEVATIONS OF PLANS.

ARCHITECTURE PROJECTS

We carry out complete building projects. From the previous studies, to the executive project, through the preliminary project, and administrative project. Complete processing of the project for the administration.

Completed audits, and completed project tendering processes. Because a good project and a good awarding procedure is the guarantee that the work will not deviate financially at its completion.

Construction management with comprehensive financial monitoring. Certificates of completion of work. Dobra certification review executed.

 

REHABILITATION

Rehabilitation of homes and buildings, to adapt them to current functional and comfort needs. Comprehensive or partial reforms. 

Now is a very good time to make these reforms. You can take advantage of the housing and building rehabilitation program aid provided by the Andorran government's housing department (www.renova.ad) which can subsidize up to 30% of the cost of the work , and in part, obtain a preferential loan.

 

TRADITIONAL EDGES

Realization of traditional Borders, in land that can be developed, without the need to create a partial plan. Traditional Andorran architecture.

 

REHABILITATIONOF FACADES

Improvement of the exterior image of old buildings by also achieving an improvement in the thermal insulation of the building envelope, improving its energy efficiency and, therefore, reducing its energy consumption.

Elevation of plans of existing buildings. Plans, elevations and sections. To have plans of old buildings, for a future reform or for other purposes. Delivery to the customer in digital and paper format.

 

HORIZONTAL DIVISIONS OF ESTATE

Creation of the necessary technical documentation for the Horizontal Division of old buildings, in order to adapt them to the Horizontal Property Law of Andorra. Plan elevation, Calculation participation coefficients, preparation of the necessary graphic documentation to present to the Notary.

BUILDING OF VERY LOW ENERGY CONSUMPTION. PASSIVE HOUSE

VERY LOW ENERGY CONSUMPTION BUILDING

We design buildings with very low energy consumption, or almost no energy consumption. Energy certifications A or B, depending on the type of building and its location. 

 

PASSIVE HOUSE DESIGNER

We are "Certified Passive House Designers", by the Passive House Institute.

PARTIAL PLANS, REPARCELLATION, URBANIZATION, LAND MODIFICATIONS.

PARTIAL PLANS

Realization and processing of partial plans, to convert urbanizable soils into consolidated urban soils. Planning and rezoning project. Preliminary urbanization projects for the approval of the partial plan.

We carry out the demand and processing of all the complementary documentation, such as topographical, geological-geotechnical study, natural risk study, environmental impact studies... 

 

REPARCELLATION PROJECTS

Rezoning projects, both for existing plots in consolidated urban land, and rezoning for the realization of Partial Plans.

Preparation of the notarial documentation necessary to deed the new parcels.

 

URBANIZATION PROJECTS

Realization of administrative, executive projects and construction management of housing estates. Both in the renovation of existing streets and in the creation of new streets.

 

LAND MODIFICATIONS

Farm modification projects. Excavations and/or land filling. Retaining walls, breakwater walls. Administrative project, executive and construction management.

ECONOMIC AND TIME CONTROL

Management and financial control of construction costs. Careful review of Certifications. Realization of investment charts, expenditure incurred, and pending expenditure. Temporary control of work plans.

 

EXCHANGE MANAGEMENT

Technical advice for making exchanges. Control of agreed qualities. Representation of the owner in the various work meetings.

 

PROPERTY ADVICE

Heritage advice in the urban area for the signing of agreements with other neighbors and/or the administration.

EXPERTISES

Expertises of a technical nature in the field of architecture. For private or judicial purposes. Analysis and diagnosis of pathologies present in buildings. 

 

RATINGS

Various real estate appraisals to determine the price of land, flats, complete buildings, for mortgage, judicial and tax purposes.

 

ECONOMIC ARBITRATIONS

Economic arbitrations on works carried out, in order to determine the fair price to be paid between the different contracting parties. Negotiations between individuals and companies in the Construction sector.

 

THERMOGRAPHS.

Thermographs with a thermal camera allow us to observe where the main heat leaks in our buildings occur, and therefore to intervene where we will obtain a higher performance.

 

CERTIFICATES OF HABITABILITY

Creation of Certificates of Habitability for homes older than 10 years in accordance with the Construction Regulations.

 

ACCESSIBILITY CERTIFICATES

Certificates of compliance with the degree of accessibility of commercial premises, necessary for the opening of a business.
